Do you service my area?

Home base for me is 78148. Anything 30ish miles from there will have a small travel fee. Reach out for exact pricing.

What if I pick the wrong square footage when booking?

Don't know the square footage off the top of your head? Mixed your numbers up? No worries! A separate invoice of the difference will be sent to be paid prior to receiving the photos.

How long does it take to receive the gallery?

You can expect your edited images within 24-48 hours. The link will be sent to the email address provided with access to high resolution and web sized images perfect for MLS.

Can I reschedule/cancel?

Reschedule:

Of course! Weather happens, life happens! Just reach out and I will accommodate the best I can for the first reschedule. If the listing is rescheduled multiple times a fee may be incurred. If I show up and the house is not ready payment will not be refunded. A new session will need to be booked.


Cancellations:

If you need to cancel and you've already paid, a small cancellation fee will apply and the remainder refunded if done so prior to 24 hours of appointment. If you cancel the day of or if I'm already in route you will not be refunded payment.

What if I need/want edits?

Keep in mind all houses will be shot as is with subtle enhancements made to create a true to eye viewing experience.


Requesting of simple lighting or color tweaks to rooms (brighter, whiter, warmer), within reason, will be received back within 24 hours of request at no charge. However, if lightbulbs vary throughout house and are creating different warm and cool tones a charge will be added to correct lighting throughout the gallery to create a cohesive appearance. An invoice will be sent and due prior to edits being made.


Removal of objects will incur a small charge per image. IF the property in general needs some "help" a flat fee will be given and an extra day or 2 will be added to the delivery date. A separate invoice will be sent and due prior to edits being made.

Can/will you do sky enhancements or clean up the yard some?

Short answer... Yes! This is considered "virtual" staging and will be charged per image. See section below for more detail.

WHAT IS VIRTUAL STAGING YOU ASK???

Virtual staging is a cost-effective method for real estate agents to make properties more appealing to potential buyers. Rather than using traditional home staging techniques, where furniture and decor is physically brought in and arranged, digital technology is used to add furniture, decor and other design elements to a room with no more heavy lifting! This is done through the use of computer software and 3D rendering, creating a virtual representation of a fully furnished and decorated space. By using virtual staging, real estate agents can increase the perceived value of a property and make it more attractive to potential buyers by showing them how the space could look when it is fully furnished and decorated. Additionally, virtual staging can help properties stand out on listing websites by providing visually appealing images that help buyers envision themselves living in the space. It's a WIN/WIN if you ask me!

WHAT CAN YOU VIRTUAL STAGE???

Tab Betts Photography can virtually stage your living rooms, bedrooms, dining rooms, kitchens, home offices, kids rooms, bathrooms and outdoor spaces. If your room already contains furniture or clutter I can declutter the image before adding new furniture and provide you with both if you choose so. Also, dusk, blue or golden skies can be achieved upon request at an additional fee PER PHOTO.

DO I HAVE TO USE ONE OF YOUR PHOTOS OR CAN I PROVIDE MY OWN???

Tab Betts Photography would love to be your go to gal for Real Estate Photography, however I know there's so many great photographers out there so I get it! You may provide a high resolution image (with Photographers permission of course, and yes I will need to verify or be provided documentation) and I will stage it for you. Or you may bundle images for a discounted price. Select photos that have a clear room focus for best results (main focus is what you want staged: kitchen, living room, dining room etc...). Sometimes the computer isn't as smart as it thinks it is and will get rooms confused. Also without knowing the full room layout if it's not clear in the photo just let me know where the doors/walk ways would be for a realistic staging experience for your clients and future homeowners!

WHEN WILL I GET MY VIRTUALLY STAGED IMAGES???

You can expect your image(s) within 24-48 hours. They will come either with your Real Estate Photography package or as a gallery sent to an email address provided with access to high resolution and web sized images perfect for MLS.

I DON'T LIKE THE FURNITURE OR ACCESSORIES... CAN YOU EDIT???

Unfortunately I can't hand select certain items within the image of the rooms to change. I can create a whole other image with a different design that may be better suited to your style. Style selections that are available to you are Standard, Modern (my go to), Scandinavian, Industrial, Mid Century, Luxury, Coastal or Farmhouse. In most cases I will go off the vibe of the house for staging or use my go to, Modern.

HOW MUCH DO YOU CHARGE PER IMAGE TO VIRTUALLY STAGE???

Each image is $15 to stage or 4 images for $50. You will receive an invoice due upon receipt prior to receiving images. If an image needs decluttering first, that will count as 1 image and then staging will count as a second. For exteriors, each sky image enhancement counts as 1 image. Choose your best image(s) to virtually stage, interior or exterior.

FAQ

 

How do I book a headshot event?

You can book my 2 hour session, The Colt. This will give you 2 hours, of 5 minute mini session increments, per client, and will include 2 FREE image downloads of their choosing with option to purchase additional images at a discounted rate.


A link and/or QR code will be sent to you to share and allow for clients to sign up and choose their preferred time slot. They will then self register with basic info and answer a yes/no/maybe questionnaire regarding social media. Reminder emails will go out a few times prior to the event. Clients are able to cancel and reschedule as needed.


I can split up the invoices if multiple sponsors are involved and allow separate payments from different parties or you may collect on their behalf and make one payment to me. Full payment is required prior to event.


Most galleries are returned within 5-ish days give or take depending on turnout.


Walks in are accepted at the event and a separate invoice will be sent if time goes beyond the 2 hours, in 30min increments. A paper sign-up sheet will be present just incase for this scenario. Client info will be collected to ensure successful delivery of images.


All sponsors receive a separate gallery that will include all their images for download at no charge.

How much is an individual session?

You can book 30 minutes, 1 hour or even 2 depending on location(s), outfit(s) or people involved. Prices start at $250 for 30 minute session and include 10 image downloads of your choosing. You may split the allotted images if multiple people are partaking regardless of time booked.

WHEN WILL I GET MY IMAGES?

You can expect your gallery between 3-7 days depending on session time and amount of images taken. I'll send an email as soon as they're ready!

Can I get a couple headshots while you do a new listing session?

Yes!!! Let's do it! Meet me at the property and we can grab a few images throughout the house. You can purchase headshots in a separate gallery for $15+tax per image.

I don't like how I look in pictures...

BeYOUtiful! Subtle enhancements are made in editing but beyond the scope of reality you gotta reach out for me to smooth lines, rolls or chins! A small fee may be included for such adjustments.
